The private upmarket estate is situated extremely close to the Amari hotel and also benefits from a close proximity to the restaurants and shopping of Patong which is only five minutes away whilst also being nestled in an extremely quiet cliff setting only five minutes away from the untouched quiet seclusion of the beautiful Tri Trang beach and it's untouched peninsula. There are 4 white sand idyllic beaches , each with in 5 minutes from the estate. The vibrant world renown Patong beach, the quiet long palm tree fringed shaded Tri-trang beach , the beautiful Merlin beach and the pristine and iydylic Paradise beach.

The location

This estate is on the south west headland overlooking Patong bay situated above the Amari hotel in a quiet cliff setting only 3 minutes drive away from the unspoilt smaller Tri Trang beach or 5 more minutes to Paradise beach. It is just a 5-minute drive from world class shopping centres, big department stores, many restaurants varied nightlife of Patong, 20 minutes to golf courses in Kathu, 30 minutes from Phuket city, and 45 minutes from the airport. The closest mini market is a 10 minutes walk , the closest ATM is a 10 minute walk and the closest restaurant is 10 minutes walk.

The villa enjoys a stylish western structural design with air-conditioning, open plan spaces, glass panels, blended with Chinese-Thai decors and artifacts. It is fully equipped with all the amenities of luxurious elegant living, including an infinity swimming pool, roof terrace above, plus a 2 car garage. The spectacular views over Patong Bay can be appreciated from the living and kitchen area ,both bedrooms, the pool, pool terrace, roof terrace and even the master bathroom.

Living Room

The lounge has wide panel sliding doors that allow guests to sit back on the comfy sofa and take in the amazing views of the Andaman Sea, The sofa is L-shaped and large in size, capable of comfortably seating up to 6 people. Entertainment comes in the form of a big LED TV, a large choice of international satellite channels, DVD player and also WiFi internet. The living room's french doors open up onto the pool terrace to allow a fusion of inside and outside living , always only a glance away of the sparkling andman ocean.


The kitchen which is open plan is of a modern western standard and comes with a dishwasher, oven , coffee machine, fridge/freezer , kettle, sink, 4-ring cooker, toaster, ventilator, microwave, plenty of cupboard space, kitchen utensils ,dish ware and glasses for wine , champagne and beer. There is lots of work space and the work surfaces are elegant black granite. Guests can eat at the breakfast / dining table in the kitchen whilst enjoying the elevated panoramic views of patong bay.


Inside dining can be at the kitchen area or if prefered at poolside. The terrace and the kitchen provides two beautiful round tables , each with four chairs.


The en suite bathrooms are visually impressive due to it being surrounded by glass walls. Guests can enjoy the magnificent views whilst soaking in the bathtub or taking a shower in the walk in shower. There are also two basins, a shower and a toilet. The second bedrooms en-suite bathroom is slightly smaller in size and has a shower, wash basin and toilet.


The villa has three bedrooms in total. All have stunning views of Patong Bay, with the master bedroom containing sliding doors which provide access to the swimming pool making it a great spot to soak up both the views and the sun. The largest bedroom has two king size beds and a partition giving accommodation to eight people. The swimming can also be accessed through the second and third bedroom through lockable sliding doors. Bedooms have an en-suite bathroom and air-conditioning. The master bedroom has a large flat-screen TV as well as plenty of storage space. There is also a safe in the room for guests peace-of-mind. The guest bedroom has a large flat screen TV and also has plenty of wardrobe space and these wardrobes are mirrored giving the room an even more spacious feel.


The villa's terraces boast some of the best views in Phuket. A wonderful place to sunbathe or simply relax during the evening. As with in the villa the furniture is high end imported furniture. The main terraces hosts sun loungers, a very large L shape sofa and a tropical garden with spotlights and down lights to provide a private our door area to soak up the sun or to take in the views,

The utility bill is way way too expensive. Not that we on the aircon. We were out most of the time and i ensured all my friends to OFF everything before we leave the house. 4 days: 5880 baht. ridiculous. i will not ever stay there agn.

The villa is expensive. OK furniture, not very dated, stayable/liveable. Very tranquil, but blocked by trees, therefore no seaview by the pool IN ANY OF THE VILLA. Only upper level is sea view and upper level, trust me, you wouldnt stay there for long cos, wait for it, its car porch!

Steep, i mean REAL STEEP. My Fortuner couldnt even go up the hill with only me and driver inside. Motocycle no prob. Walking? You must be outta your mind. ITS IMPOSSIBLE to walk to the town UNLESS you're prepared to sweat under the infamous scorching phuket sun.

Booked villa 8, emailed me telling me villa 7, checked in at villa 5 (????)
Not that im complaining, but if im not wrong villa 5 is the cheapest and i paid more for villa 8. Any explanation anybody? Tells me that 'Oh, villa 8 was being occupied for 4 wks..' c'mon, now then you tell me??

Another thing, does the utility bill includes water usage??
La facture d'électricité est de façon trop cher. Pas que nous sur la climatisation. Nous étions dehors la plupart du temps, et je me suis assuré de tous mes amis sur OFF tout avant de quitter la maison. 4 jours : 5880 baht. ridicules. Je ne resterai pas jamais là agn.

La villa est cher. Meubles OK, pas très daté, stayable/vivable. Très tranquille, mais bloqués par des arbres, donc sans vue sur mer au bord de la piscine IN ANY de la VILLA. Seul l'étage est vue et haut niveau de la mer, croyez-moi, vous ne serait pas y séjourner pendant long cos, attendre, son porche voiture !

Raide, je veux dire vrai raide. Mon Fortuner ne pouvait pas même aller vers le haut de la colline avec seulement moi et pilote à l'intérieur. Motocycle aucun prob. Walking ? Vous devez être outta votre esprit. SES IMPOSSIBLE de marcher à la ville, sauf si vous êtes prêts à transpirer sous le soleil de phuket incandescent infâme.

Réservé (e) villa 8, m'a envoyé me disant villa 7, enregistré à villa 5 (?)
Cette im ne se plaint ne pas, mais si im pas tort villa 5 est le moins cher et j'ai payé plus pour villa 8. Aucune explication n'importe qui ? Me dit que « Oh, villa 8 était occupée pour 4 wks.. » vas-y, maintenant, puis vous me dire??

Une autre chose, la facture comprend la consommation d'eau??

We have looked into your utility bill and we fear there might of been an electric surge as it does sound very excessive/
The bills around you stay were all with in regular amounts and your bill is the only high one.

As you see your bill is considerably higher than the others and of course we can not know how sensibly you managed the electricity but we regret this cost and we are happy to provide you with a 3000 baht credit on a future stay .
Our bills are always around 500 baht per day and we do not know why your bills was more but we had to go by the meter reading. .
Regarding the villa , villa 8 does have more jungle infront of the ocean as this is the shape of the head land but you chose villa 8 from the photos which show how it is for your stay.
Villa 8 was already booked so I assisted in re allocating stays so you could infact have our largest villa and your chosen villa for your stay. You stayed at villa 8 so I can not assist you more on that one.
We were full at all 11 villas during your stay with no other high utility bills or complaints about the surrounding jungle setting.
Being so close to Patong the jungle is amazingly kept and most guests comment on how unspoiled the area is considering how close it is to town. You an hear the birds singing in the morning and the insects humming at dusk and we can only enjoy such a surroundings as the land is privately owned by the 4 star Amari resort next door.
We hope we can assist you in the future and at any time I can provide you with a discount for your stay to compensate the high utility bill and if you wish to know i can recommend which villas have the best panoramic un intreated ocean views and which have palm trees as well as ocean views.

Les factures qui vous entourent, séjour étaient tous avec en quantité régulière et votre facture est le seul haut.

Comme vous le voyez, votre facture est considérablement plus élevé que les autres et bien sûr, nous ne pouvons pas savoir comment judicieusement, vous avez réussi l'électricité mais nous regrettons ce coût et nous sommes heureux de vous fournir un crédit de 3000 bahts sur un futur séjour.
Nos factures sont toujours autour de 500 bahts par jour, et nous ne savons pas pourquoi vos factures était plus, mais nous avons dû passer par la lecture du compteur. .
Au sujet de la villa, villa 8 a plus jungle en face de l'océan car il s'agit de la forme de la terre en tête, mais vous avez choisi villa 8 d'après les photos qui montrent comment il est pour votre séjour.
Villa 8 était déjà réservé, alors j'ai assisté dans l'affaire re allocation séjours si vous pouviez enfait ont notre plus grande villa et votre villa choisie pour votre séjour. Vous êtes resté à villa 8 donc je ne peux pas vous aider plus sur ce coup-là.
Nous étions complet à tous les 11 villas lors de votre séjour sans autres factures élevées ou plaintes sur le paramètre de la jungle environnante.
En étant si près de Patong, la jungle est étonnamment conservée et la plupart des clients commentaire sur comment intacte la région envisage comment fermer c'est à la ville. Vous l'écoutez les oiseaux qui chantent le matin et les insectes fredonner au coucher du soleil et seulement, nous pouvons profiter d'un cadre aussi que la terre est la propriété privée de la resort 4 étoiles Amari voisine.
Nous espérons que nous peut vous aider dans l'avenir et à tout moment je peux vous fournir un rabais pour votre séjour à compenser la facture d'électricité élevée et si vous voulez savoir que je peux recommander les villas ont le mieux un panoramique nuisaient vues sur l'océan et qui ont des palmiers, mais aussi sur l'océan.
